Closed down restaurants and open land should be developed into multi-use open spaces, local eateries, outdoor patios and businesses that could be frequented by the multiple apartments/neighborhoods that have gone in and the bike path north of the Square.

There are a couple shops in this area that are a great example of being a beloved attaction for local residents. Developing/revitalizing the remaining area would help bring more of what is working here.

A right hand turning lane at the intersection is really needed to help with the flow of traffic

On Gilbert Rd & Elliot Rd intersection, North bound traffic backs up and blocks streets, E Palo Verde and E Silver creek. Signage explaining not to block intersections. I think A right turn lane should help as well.

Are there any plans for this spot of land across the street from the McDonalds?

Unfortunately a massive apartment complex is in the planning stages for this location. The land was rezoned from light industrial despite the town's planning staff opposition to this proposed 278-unit, 55-foot tall multifamily complex.

Too many vacant store fronts. What is the town of Gilbert going to do to bring in retail and restaurants? What can be done to incentivize and bring that business to McQueen and Guadalupe? There are so many people living near that area that could utilize those types of businesses.

Very unsightly stretch of road. Baseline between AZ Ave and McQueen and McQueen between Baseline just before Guadalupe. There's lack of proper fencing to block the scrap yards and port o potty businesses. The landscaping on the sidewalk areas needs a lot of TLC as well. Businesses/property managers need to care about their front image.

Agree, looks terrible and junky coming into the town. Suggest high concrete fencing and get rid of wire and razor wire fencing.

The light on Warner is too short. Cars back up so far can't get through the traffic light for two cycles. Every morning from 7:30am to 8:30am

The intersection is controlled by the City of Chandler. Gilbert would need to acquire ROW on northside to add a right hand turn lane to turn onto McQueen Rd.
Like Liked 0 timesI have heard feedback from local parents that the parent dropoff at Legacy School causes a major traffic issue at this intersection. This is unsafe.

We need right turn only lanes at Lyndsay and Warner. There are WAY to many accidents because lights are quick to turn. Also left trunk lane from Lyndsay going north turning west on Warner has a barrier so not enough cars can get in the turning lane. This make people impatient so the run red lights.PLEASE!!!

They also occasionally make a lot of noise that can be heard in the surrounding neighborhoods at night.
